In recent years, due to the growth of real estate securitization and other developments, the real estate industry in Japan has seen a broadening split between ownership and management functions. Property management increasingly stands on its own as a distinct field. This trend highlights the role of the commercial property managers, since property management requires high specialization in management areas such as merchandising and tenant management. Additionally, property management levels can affect the sales figures of retail locations in managed facilities.
In addition, as the size of the average family declines, the birth rate decreases, the average age rises, and women play larger roles in society, consumer needs are becoming ever more complex, diverse, and advanced. Against this backdrop, a significant key to the success of a commercial facility is the ability to ascertain the ever-changing consumer mindset and to provide, in a timely manner, high-quality products and services suited to that mindset.
Founded in October 2005 as a member of group of companies of Tokyo Tatemono, an integrated developer, Prime Place is a property management firm that specializes in commercial facilities. While providing a comprehensive range of services, including planning retail locations and product lineups suited to each market, finding and guiding tenants, and controlling operating costs, all based on our own unique information-gathering capabilities, our goal is to maximize cash flow and asset value for commercial facilities by providing high levels of added value.
